• Dish soap, hand soap, shampoo, conditioner
• Towels, linens, blankets, pillows
• Ironing board and iron

What you may need extra of:
• Coffee pods, laundry pods, toilet paper, paper towels

We can't guarantee, but you may want:
• Zip lock bags, foil, cooking oil, and seasonings

Guest Access

Throughout your stay or event, you will have full access to the entire rental minus the locked shed. If you require any assistance, please don't hesitate to contact the Lazy H Retreat staff via the contact information provided in your booking menu on Airbnb, as well as in your welcome and arrival email. Moreover, our local property manager, who is nearby, will be available on-site as your point of contact during your stay or event.

Other Things To Note

HASSLE-FREE EXPERIENCE:
• Check-in with your unique code, no need for keys. Instructions will be sent 24 hours before arrival.

• Guests must be 18+, except for children with their parents.

• Quiet Hours: 10 PM - 8 AM. Please keep noise levels down to respect our neighbors.

Please note:
• No refunds for weather-related events or natural disasters outside our control.
• Trash: Please take the bins out by the curb on Sunday for Monday morning pickup.
Check-In/Out:
Check-in at 4:00 PM, check-out at 10:00 AM. Early check-ins/late checkouts are based on availability.

• Smoking, of any kind, is strictly forbidden on the entire property- inside & outside, and all trash needs to be properly disposed of.

• We will email you a Rental Release Agreement after booking. This agreement must be signed within 48 hours of booking. Reservations may be canceled if the agreement is not signed. This correspondence will occur through our Channel Manager Hostfully.

• A Security Deposit, of $300, must be paid prior to check-in and are refunded 7 days of check-out, provided there are no damages to the property. Security deposit & rental agreement will be sent after the booking is confirmed.

• We can host a maximum of 15 guests (including all adults, children & infants)- for safety (fire & insurance) reasons, we cannot hold any additional guests.

• All amenities including outdoor furniture, grill, wifi, etc are fully inspected prior to every check-in, however, we cannot guarantee their working condition during stays. If the hot tub is under repair, we will immediately notify you and offer alternative accommodation or cancellation options. If an amenity or feature stops working during your stay but was reported working by our maintenance crew, we will attempt to repair the item but cannot guarantee the repair and no Airbnb refund will be made.

• We look forward to hosting all our upcoming guests. Our cleaning team is going above and beyond to provide top-notch services, giving special attention to high-touch areas, using commercial grade anti-microbial agents, and having bed sheets and bath towels professionally laundered between each guest stay. However, no guarantee will be made that our properties are "completely sterile" or "COVID-free", just as no other business can reasonably make that claim. Guests are advised to travel and stay with us at their own discretion.

• We do not offer rescheduled stays or refunds on cancellations outside of Airbnb's extenuating circumstances policy. We strongly encourage you to purchase travel insurance at the time of booking if you are concerned about the possibility of canceling your trip last minute. Travel insurance is inexpensive and a great way to protect your funds in the event of an unforeseeable cancellation. We understand that last-minute cancellations for guests who choose to not purchase travel insurance can be a burden, however, we are required to uphold our owners' cancellation policies in order to protect their only sources of income and keep their properties in the business. Please book responsibly and we appreciate your understanding.

• Any noise complaints or law enforcement calls to the home will result in immediate termination of your stay without a refund. A NoiseAware noise monitoring device is used to monitor external decibel (DB) levels as outlined per City/County Ordinance.

• Please note that we’re using a residential refrigerator, which can take several hours to cool, especially if it’s fully stocked.

Hot tub is newly installed.

Beautiful, Peaceful, and Well-Equipped – Perfect Getaway for the Whole Family!

"We are so glad we booked this location. Aside from this location being peaceful and absolutely beautiful, it fit our family needs and was spot on with the type of vacation get away home we wanted to relax in. There wasn’t anything we did not like and it had everything we needed. Everything from the bathrooms to the kitchen was so well organized and clean. Ready to go for the meals I cooked for my family. I have already recommended this location to a family member and co-worker. God willing, we will be able to visit this location again. Oh, and the balcony views were stunning in the mornings and evenings. Thank you, Kelly!

Perfect Peaceful Retreat with Exceptional Hospitality

"We had a fantastic stay. The house was incredibly spacious, offering ample room for relaxation and activities. The quiet neighborhood ensured a peaceful atmosphere throughout our stay, perfect for unwinding after a day of tubing. One of the highlights was how well-stocked it was. From the kitchen to the bathroom, everything we needed was readily available. They provided essentials like toiletries, kitchen supplies, and even a selection of games for entertainment. Communication was seamless, and they were quick to respond to any questions we had. Their hospitality truly made us feel at home. Overall, we couldn't have asked for a better experience. If you're looking for a spacious, quiet retreat with all the comforts of home, we highly recommend staying here. We look forward to staying with them in the future.
