Welcome to Bufflehead Point

NOTE- keep an eye on your email as that is where the automated documents and door code will go. If you need anything leading up to your stay, the best way to contact us is by message on the booking platform, followed by email to stay@lazyhretreats.com

The address is 121 Bufflehead Lane, Rockport, TX 78382. It’s the green house at the end of the cul-de-sac. Maps will guide you there!

There is ample parking available on the property for up to 3 vehicles. Please be considerate of the neighbors and avoid parking on the street where it might obstruct other homeowners’ driveways. The garage is also spacious enough to accommodate a small boat and trailer.

Note: This property is located in a residential area where most homes are occupied by families. Please be considerate, particularly between 10 pm and 8 am.

Your door code is unique to your stay and will be sent to you within 24 hours of your arrival. It will expire at the check-out date and time of your reservation. The code will give you access to the front door for the entire duration of your stay.

Note: An instructional video on operating the smart lock will be included in your door code email. If you plan to leave the home during your stay, we recommend locking the main door and securing the key in its original spot in the lower laundry room. Use the smart lock to avoid the risk of losing the house key.

Double check your reservation dates! Check in is 4pm and check out is 10 am. No early check in or late check out unless agreed upon in advance!

Upon arrival, please take a few moments to look around the property and double check that everything is working properly, nothing is broken, or needs attention. If anything seems out of place, broken, etc… Please notify us immediately so we can document it or send maintenance. 

Preferred method of contact is to message us via your booking platform app (AirBnB or VRBO)- we are typically very responsive and can get back to you in a reasonable time-frame. If the matter is more urgent or you booked directly, please call/ text our office: Lazy H Retreats Office- 830-308-7202

We supply- All the linens, some towels, blankets, pillows, etc. We leave limited supply to get you started, but you may want extra: Coffee filters, coffee grounds/pods, laundry pods, dishwasher pods, toilet paper, paper towels, and trash bags. Items we can’t guarantee but you may want: Zip lock bags, foil, cooking oil, seasonings (these types of items tend to get accidentally packed away when guests leave so it’s hard to guarantee we will have them in stock but we certainly try!)

Toilet

We have our own septic system, so please be mindful of the paper products you use. If you need to purchase additional paper products during your stay, please ensure they are septic-safe.

Note:

We have a regular lawn service that usually comes on Thursdays. They work quickly and won’t be a bother for long if you’re there on a lawn care day.

We have a Keurig Duo coffee maker. We also try to keep it stocked with everything you need to cook and entertain your family/group (pots, pans, cookware, utensils, wine glasses, toaster, microwave oven, etc.)

If you need to do any minor cleaning during your stay- we try to keep some of the basic cleaning supplies under the kitchen sink. There is also a broom and dustpan if you need to clean up during your stay.

All the bedroom TVs are smart TVs with Roku, while the living room TV has Chromecast. Please bring your own passwords for any streaming apps you wish to use.

Note: Logout of any streaming accounts you use before check-out

Trash cans are located to the right of the house and are collected on Thursdays. You don’t need to place the bins out; the valet service will come onto the property to retrieve and return them.

Patio & Yard

Feel free to relax and enjoy the patio and yard, as it’s a wonderful spot to take in the view. If you use the kayaks or paddle boards, please ensure you store them properly to prevent them from drifting into the water, and handle the fins on the paddle boards carefully to avoid damage. While we do not provide fishing equipment, there is a fish cleaning station located on the water to the left of the property. You’re welcome to use the outdoor lights in the evening but please turn them off when you’re done. As this is a residential neighborhood, please be mindful of noise levels after 9 pm.

Check out instructions – Follow these simple instructions to guarantee a 5 star guest review!

Check out is 10 am unless otherwise discussed and arranged in advance. Keep in mind your door code is set to expire shortly after checkout time and the cleaning crew works in a tight window so we ask that you be mindful of the checkout time and communicate with us should there be any hindrance to making it out on time.

  • Please load and start the dishwasher- Please hand wash any dishes that were not able to fit in the dishwasher, as well as knife set knives, wine glasses, etc.
  • Please set all dirty towels, wash cloths, etc on the bathroom floors
  • We will strip the beds so no need to worry about those
  • Take all trash out to the bins on the side of the house
  • Take any and all food items that you brought and didn’t use and leave fridges empty
  • Log out of any personal accounts you may have logged in to on the living room smart TV
  • Please clean up any mess outside on the patio by disposing of trash or any mess from cooking, etc.
  • Make sure lid is on hot tub and kayaks, Paddleboards, etc are hosed off/ clean and put away
  • Please set temp to 74 in summer/ 68 in winter 
  • Turn off all lights and lock all doors
  • LOCK UPSTAIRS AND THEN HANG THE HOUSE KEY IN THE DOWNSTAIRS LAUNDRY ROOM FOR THE NEXT GUEST. LOCK SMART LOCK AND MAKE SURE GARAGE DOOR IS CLOSED
  • Please leave us a 5-star review ! Air BNB, VRBO and all booking platforms view anything under 5 stars as bad and it hurts us in the rankings. We would greatly appreciate a 5 star review and any constructive feedback to be sent to us in the private notes or via message.
